#ChickChat Episode 11- What's the Deal with New Construction

Always have your own representation. Bring your own buyer's agent. The contracts for new construction are completely different than buying traditional resale. So you're going to need an agent who's done this before. Definitely get a pre drywall inspection. A lot of times the builders will do it themselves, but it never hurts to have your own inspector go in there before they put the drywall up. Know that you'll probably have to put down a bigger deposit than traditional resale. A lot of the times it's about 10% and in traditional resale, it's 1%. Most of the time you are better off using the builder's lender. They can have some extra incentives and protection from you throughout the process.
